Identification of critical factors for the efficient management of the schedule in construction projects

Abstract
Schedule management in construction projects is an essential issue for the success of a project and reflects the level of management efficiency. This work identifies the critical factors that lead to poor schedule management, with the purpose of proposing improvement strategies for efficient management. Twenty-two factors were identified based on the literature and expert interviews to develop the questionnaire. Rating scale surveys were carried out with professionals in the construction industry in Peru to classify the factors identified, using the relative importance index (RII) model. Eighty-one valid surveys were collected. The results show that the top 10 critical factors leading to poor construction schedule management are: poor schedule management plan, general cooperation of all project areas, construction project manager's experience, quality of the project
team, poor construction methods, use of advanced information technologies in the control process, specialized technical personnel, technical project management, conflict among project stakeholders,
project manager's knowledge. In the context of public projects, critical factors are primarily related to planning, whereas in the private sector, coordination among stakeholders takes on greater importance. Improvement strategies were proposed that can be implemented by managers, since these professionals are responsible for decision making.
